The price per square meter (€/m²) is the benchmark indicator of the property market: it condenses a home's value into a single number and lets you compare properties of different sizes, judge whether a listing is in line with the area and estimate what a flat is really worth. This price per square meter calculator works it out instantly; if you also enter the average local price, it tells you how far above or below the market the property is and what its estimated value is.
What the price per square meter is
The price per m² is the ratio between a property's total price and its surface area. It is the standard way agencies, surveyors and portals express and compare property values, because it removes the effect of size: two homes with the same total price but different surfaces have very different values, and only the price per m² makes this clear. It is also the basis of official land-registry valuations and of banks' mortgage appraisals.
How to calculate the price per m²
The formula is simple: Price per m² = Total price ÷ Surface area (m²). Example: a property on sale for €250,000 with a surface of 80 m² has a price per square meter of 250,000 ÷ 80 = €3,125/m². For the reverse (the total price from the price per m²), multiply the price per m² by the surface.
Which surface should you use? To compare listings the gross (commercial) surface is used, including perimeter walls and a share of balconies, terraces and appurtenances (cellar, garage). To judge real livability the net floor area matters instead. What counts is comparing properties measured on the same basis: comparing the gross price per m² of one home with the net price per m² of another distorts the result.
How much a square meter costs: indicative values
The price per m² varies enormously by city and neighbourhood. The values below are purely indicative and should be checked against up-to-date official valuations:
| Type of area | Indicative price (€/m²) |
|---|---|
| Historic centre of major cities | 3,500 – 8,000+ |
| Semi-central / residential districts | 2,500 – 4,500 |
| Urban outskirts | 1,500 – 2,800 |
| Small towns and rural areas | 800 – 1,800 |
In the most expensive cities, central areas easily exceed €9,000–10,000/m², while in many inland towns prices stay below €1,000/m².
How to compare it with local prices
Enter the average local price per m² in the optional field to get two valuable figures:
- the property's estimated value at current market prices (average price × surface);
- the percentage deviation between the asking price and the average: positive = above market (room to negotiate), negative = a possible bargain.
Where to find the average local price: official land-registry valuations (free, by area and type), real-estate portal reports, agency databases and the prices of similar listings on the same block.
The factors that change the price per m²
Within the same area, two properties can have very different prices per m². The main factors are:
- Floor and lift: high floors with a lift are worth more; ground and top floors without a lift are worth less.
- Exposure and light: dual aspect and a view over a quiet street increase value.
- Condition and renovation: a renovated property can be worth 20–30% more than one needing work.
- Energy rating: high ratings (A/B) cut running costs and raise value.
- Appurtenances: garage, cellar, terrace and garden add to the overall price.
- Services and transport: proximity to metro, schools and shops is one of the strongest drivers.
Using the price per m² to negotiate and invest
For buyers, comparing the listing's price per m² with the local average is the basis of any negotiation: a +10% deviation from the market is a concrete argument for a discount, unless finishes and location justify it. For investors, the price per m² should be cross-checked with the rent per m² to estimate gross yield: areas with a low price per m² and relatively high rents offer the best returns.
Common mistakes to avoid
- Comparing surfaces measured differently (gross versus net).
- Using the price per m² as the only criterion, ignoring floor, condition and energy rating.
- Comparing different property types: a penthouse and a basement are not comparable.
- Stopping at the asking price: what matters is the actual sale price, often lower.
Practical example
A 95 m² home is on sale for €304,000: the price per square meter is €3,200/m². If the local average is €2,900/m², the estimated market value is 2,900 × 95 = €275,500, so the property costs about +10.3% above the average — room to negotiate, unless a recent renovation, a high floor or an A energy rating justify the premium.
